THE FUTURE

Days 1-3:

The engineer with a tripod scope locates every corner of the footings on the home, and drives 1/2 inch iron stakes to a leveling height in the ground.
  • A string line establishes the straight lines and a backhoe machine digs out an 8 inch deep trench, 16 inches wide, all around the home's perimeter.
  • We put in three 1 inch dia. thick-wall poly pipes 100 feet long in this trench under the home (a geothermal fresh air radiator). One end locates under rear shaded patio outside, 6 inches above grade, and one end locates in the garage near air conditioning equipment area, 6 inches above the grade.
  • We place two 1/2 inch rebar iron reinforcing all around inside of the footing trench, place a plastic vapor barrier, and call for a city inspector.
  • The plumber and electrician put in their '"rough in piping." under the first floor level.
  • Concrete is poured for the footings.
  • Garage floor is poured.
Days 4-7:
  • Exterior walls are designed to be stronger, factory pre-built with encased insulation, and are crane installed making the shell walls of the home. This method saves twenty-eight days in construction time with no job site waste or trash. Fantastic!
  • Install the electric service breaker box in the garage connected to the electric company.
  • Install a working police connected monitored camera security system to avoid job-site theft.
  • 1st floor joists and sub-floor, interior walls, 2nd floor joists and sub-floor, and stairs are framed with light gauge steel, not wood. Then on the second floor a special concrete floor is poured and finished with designer Venusians application colors and sealer. Lastly, the second floor walls are framed.
  • Structural steel 8 inch thick polystyrene Insulated panels (SIPS) are pre-built and installed to finish a roof frame.
  • This roof area is wrapped on top with a thick poly material heat and leak resistant underlay.
  • A steel coated barrel tile roofing is applied with matching trim.
  • The plumber and electrician come back and continue their work. City inspectors are called.
Days 8-12:
  • Shot crete tinted stucco is mixed with a special primer, then sprayed on all the exterior walls and sun dried. Two coats of white paint are applied with a sprayer.
  • Install dual pane windows and exterior doors, all low-e rated, with locks, and weather sealed.
  • Install specialty insulated garage doors with locks. Install steel coated weather resistant roof and matching trim.
  • Install special wall sheet rock on the lower walls and bath areas (moisture and mildew retardant). Install the rest of the sheet rock and tape float.
  • Install exterior trim and decoration. GREEN primer and two coat finish color paint is hand brush applied.
  • Rear patio shade arbor is built.
Days 9-18:
  • Interior walls and ceilings are spray primed for hand applied natural earth different color plasters on walls. Second floor areas are finished and painted.
  • Decorative tile is installed in all specified areas.
  • Kitchen and bath cabinets are installed with counter tops.
  • Special Air Conditioning equipment is installed.
  • Electricians finish all their work including fans, vents, stove top, oven, air conditioning equipment (solar), hot water (solar), and sink unit water heaters.
  • Plumbers finish their work. City Inspectors are called.
  • Used floor bricks entry is installed.
  • Inside doors, molding, and trim is completed.
  • Closet work is completed.
  • All materials, sealers, and paints are Green healthy approved.
Days 19-25
  • 3/4 inch thick recycled natural hardwood flooring is installed with matching trim and finished.
  • Eight trees(8) are planted, four (4) per sun side located to shade the home. Native area low water requirement shrubs and flower beds are planted. Exterior grading is done.
  • Exterior patios (2), walkway, and driveway compaction, preparation, and re-cycled cobblestone and pavers are completed.
  • Native area grasses are planted.
  • A concrete five-foot high decorative fence encompassing the rear of the house is installed.
  • All excess waste is minimized and carted to a recycler.   
  • Please note, a conventional builder home takes at least six (6) months to build. 10% of the materials cost included in the home price is carted off to the dump.
